Sustentabilidad y rentabilidad en el desarrollo inmobiliario : análisis financiero comparativo para un proyecto boutique en Palermo Chico, Buenos Aires Carugno Durán, Eugenia Esta investigación analiza la relación entre sustentabilidad y rentabilidad en el desarrollo inmobiliario urbano en Buenos Aires. A partir de un modelo financiero comparativo aplicado a un caso de estudio en el barrio de Palermo Chico, se evalúan dos escenarios equivalentes —proyecto tradicional y proyecto sustentable— bajo iguales condiciones estructurales de mercado, financiamiento y localización. El modelo incorpora seis intervenciones técnico-arquitectónicas sustentables (aislación térmica mejorada, carpinterías de doble vidrio hermético, equipos HVAC de alta eficiencia, paneles solares fotovoltaicos, sistema de recolección pluvial e iluminación LED con automatización) por un sobrecosto de USD 170.000, equivalente al 10% del costo base de construcción. El escenario sustentable incorpora una prima de precio de venta del 8%, respaldada por evidencia internacional de mercado. Se evalúan los indicadores financieros clave: TIR, VAN, margen bruto y payback, tanto desde la perspectiva del desarrollador como del usuario final.

Experts vs. non-experts : does expertise affect competence when it comes to the translation of culturemes? Golbert, Marina The translation of literary works often faces obstacles due to cultural differences between source languages (SL) and target languages (TL). These obstacles can hinder effective translation, especially when it comes to lexical choices and meanings. Translators generally employ creative approaches and techniques to convey cultural nuances, abstract concepts, facts, ideas, opinions, and phenomena unique to the SL. This is especially important in the case of culturemes, those unique linguistic and cultural elements embedded within a literary work. But cultural barriers are not the only aspect that can get in the way during the process of translation. More often than not, the level of expertise of the translators can play a decisive role too. Experts (professional translators) and non-experts (English teachers) may possess different skills and competencies that can affect their work in various ways, such as SL knowledge, linguistic precision, literary style, cultural contexts, translations strategies and techniques, among others.
